Why this generates so many tenders

Data centres aren't built like typical commercial buildings. They're mission-critical facilities, and every hyperscale campus usually gets developed through a stack of separate EPC packages rather than one big contract: land development, grading, foundations, civil work, structural steel, electrical systems, cooling, fire safety, security, fibre connectivity, and renewable energy integration. AirTrunk, backed by Blackstone, has entered the picture too, with a roughly $30 billion commitment toward 5 GW of India capacity by 2030 — one of the larger single pledges the market has seen. It's not just private players either: government departments and public sector organisations are modernising their own digital infrastructure through cloud migration, disaster recovery, and secure government data centres.

What contractors need to watch out for

This is a big opportunity, but not an easy one. Power availability, water management, environmental clearances, long equipment lead times, a shortage of skilled labour, and strict uptime requirements are all real hurdles. Developers favour vendors already proven on mission-critical work, with strong MEP execution and international certifications — firms that invest early here get a real edge on the bigger contracts.

There's little sign this slows down soon. Continued growth in cloud computing, edge computing, and digital public infrastructure should keep fueling new construction and demand for electrical equipment, cooling technology, renewable energy, and facility management — still early days for a market set to see several lakh crore rupees in investment ahead.
